Standard searches include  flood search, mining tenure search, QLD and world heritage searches, court searches etc are included.


The price of our conveyance is as follow:

For Buyers:

  • Fixed Cost $850 plus GST for Purchase House/Land
  • Fixed Cost $900 plus GST for Purchase Unit


Deposit is ready? Time is of the essence of the contract. If the deposit is not paid on the date set out the contract, it is a breach of contract and the Seller has a right to forfeit the deposit.


Tips 1:

How much deposit the buyer needs to pay?

In general, deposits in Queensland are 5% of the purchase price. On the contract day, the buyer pays $1,000 and pays balance deposit when finance is approved (usually within 14 days).


Tip 2:

Can I terminate the contract because of unsatisfactory of Building and Pest Inspection?

Yes, you can. If the buyer does not satisfy the result of Building and Pest inspection report, the buyer can terminate the contract. Then buyer must provide the report to the seller or seller’s solicitor within the time set out in the contract. Contact Armstrong Kutz conveyancing lawyers if you have any problems.

  • Fixed Cost $650 plus GST for Sale House/Land
  • Fixed Cost $700 plus GST for Sale Unit



Pool Safety

The Seller must provide the buyer with a Pool Safety Certificate from a licensed pool safety inspector. The seller must remember that penalties may apply if a pool does not comply with the safety standard.


Outgoing Mortgagee

The Seller has the outgoing mortgagee, this must be discharged before settlement. It’s cost is $192.00 (2019). If the Seller is a company, any security interest must be released on or before settlement.
